A home inspection contingency lets you inspect the home, then negotiate repairs or end the contract, within a set deadline.
How it works in Northern Virginia
The standard sales contract is contingent on inspections only if the parties attach an addendum. You can also waive the opportunity. The addendum sets the deadlines, so read it closely.
The usual sequence
Under the Virginia REALTORS form:
- The inspection deadline is when you must finish inspections and decide to negotiate repairs or terminate.
- If you choose to negotiate, a negotiation period follows.
- If you cannot agree, an election period lets you decide your next step.
- Extending the inspection deadline by amendment also extends those periods.
What to do
- Book a licensed inspector right after ratification.
- Add specialty tests, such as radon, if you want them.
- Deliver any repair request or termination in writing, before the deadline.
Final walk-through
Under the standard contract, you may walk through the home within seven days before settlement, unless you agree otherwise. It confirms the home’s condition and any agreed repairs.
