There is no single right length. Each contingency has its own deadline, and the dates have to fit together.
The numbers we can point to
In the standard Northern Virginia forms:
- You apply for financing within seven days after ratification.
- The financing deadline is a date you and the seller fill in.
- The appraisal deadline is also filled in. The form recommends at least 21 days after ratification.
- The inspection deadline comes from the addendum you attach.
- Many responses are due within three days of a notice.
How to line them up
- Inspection first. You need to find problems early enough to negotiate.
- Appraisal after the loan is moving. It cannot happen before your lender orders it.
- Financing last. Leave room for underwriting and any lender requests.
The trade-off
Shorter periods can make your offer stronger. They also give you less time to find problems or fix a loan issue. Longer periods protect you more, and sellers may see them as weaker.
Missing a deadline
A missed deadline can end the protection and put your deposit at risk. See earnest money at risk. Calendar every date from ratification, and ask us what is typical right now at your price point.
